We’ve just learned that Greg Dodge of Zavino Hospitality Group (ZHG) will purchase Downingtown’s historic paper mill. The acquisition of this landmark property is the first step in the group’s plans to transform it into Enoteca Tredici Downingtown, which is slated to open by the end of 2018. This move demonstrates ZHG’s impressive growth (it will be its fifth location, including a popular spot in Bryn Mawr) offering approachable Mediterranean fare in beautiful spaces.

The 9,000-square-foot mill will undergo a serious renovation, and the outcome will be an impressive space which will work in design elements from the other Tredici locations, including live trees and an expansive central bar. The Downingtown location will be the first Enoteca Tredici to offer outdoor space beyond sidewalk seating: A sprawling outdoor patio overlooking the river will provide lovely al fresco seating. All in all, Enoteca Tredici Downingtown will be Dodge’s largest and most ambitious project thus far. The beautiful old mill, which was brokered by Tess Scott and James Pinckney of Zommick McMahon Commercial Real Estate, will also be the first in which he will own the real estate.
